As a long-time resident of Pratt Avenue, I oppose the Noble House project.
St. Helena needs money, but not at the expense of everyone else.
No one has talked about the problems surrounding property owners are facing. The 30,000 gallons of water per day will negatively impact private homes nearby that rely on wells for their water needs. Taking that amount of water could impact York Creek and Napa River. The loss of water in these areas will impact steelhead trout, fox, quail, coyotes, and all other wildlife.
What happens to all the wastewater that Noble House generates? Does it contaminate the groundwater?
From what I understand, the Wine Train will transport guests to and from the resort. This will result in more noise and air pollution and will worsen the quality of life for everyone.

The noise at Krug events is very disruptive, starting at 10am with sound checks and often continuing well past 10pm, despite the city having a noise ordinance. If you call the police, you’ll be told that all officers are busy controlling traffic and can’t stop the event.
Measure B is intended to benefit the developer and not the citizens of St. Helena.
All developers should go through the appropriate process for each project approval.
