San Jose State University has opened the hotel-to-dormitory conversion Spartan Village on The Paseo, a former hotel at 184 South Market Street in Downtown San Jose. The 13-story building was converted from the south tower of the Signia by Hilton hotel complex, formerly The Fairmont San Jose, into a nearly 700-bed student housing addition west of the SJSU campus. The $100 million-plus project was led by Throckmorton Partners.
The Hilton hotel opened in April 2022 after the Fairmont San Jose suddenly closed in March 2021. In late 2023, the south tower was sold to Throckmorton Properties for $73 million, downsizing the building by 264 rooms from the roughly 800 rooms it had by then. According to a report by Roland Li for the San Francisco Chronicle, construction costs were estimated at around $40 million. Li’s article adds that SJSU signed a 25-month lease on the project, after which the institution agreed to purchase the tower for $165 million.
Multistudio oversaw the architectural work on the project, while Build Group acted as general contractor. The former luxury hotel will retain much of its high-end finishes, particularly evident in the marble-tiled bathrooms. In addition to the bedrooms, the tower also includes on-site manager’s units with new kitchens and shared washrooms.
The building is located on Paseo de San Antonio between South Market Street and First Street, across from Plaza de Cesar Chavez. The SJSU campus is three blocks away and East Santa Clara Street is just over a quarter mile away.
The dorm is on the same block as 282 South Market Street, a planned 20-story office tower proposed by the Sobrato Organization. At the time, the developer said it hoped to find a single tenant for the nearly half-million square feet of floor space, a prospect from a bygone era in the commercial real estate market.
